Leaders win. Laggards lose. It's simple enough but ask 100 realtors or investors which they are and most will over-estimate their own situation. Which are you? Back in college you probably remember the "Technology adoption lifecycle" which combines the demographic and psychological profiles of various user groups to categorize the rate of adoption and acceptance of a new form of technology. Although rarely mentioned, this same technology lifecycle is strongly correlated with the success of individual real estate professionals. Perhaps more than almost any other field or industry, technology has truly revolutionized real estate. Find out if you are a leader or a laggard with this quick quiz:
1. Do you strategically and deliberately invest in ongoing education and networking opportunities? Do you enjoy trying something new and unproven? Are you risk tolerant yet highly informed? If so, you share many of the characteristics of innovators. Innovators tend to create new opportunities that others follow.
2. Are you educated and often sought out for leadership positions despite your relative young age? Do you enjoy purchasing the latest gadgets or software? Were you one of the first to use social media or other forms of technology in your area? If so, you share many of the characteristics of an early adopter.
3. Do you keep an open mind to new ideas once they have a proven value or benefit? Do friends, family and neighbors seek out your advice on a regular basis? If so, you probably fall into what is commonly called the "early majority".
4. Are you considered conservative and less socially active by friends and family? Do you tend to avoid taking a leadership position in the community...especially if an idea is new or unproven? Is social media still a mystery to you? Are you still using an AOL, Yahoo or Hotmail account?
Do family and friends tease that you are always a bit behind the times in terms of technology? If so, you may fall into the "late majority" category.
5. Do you rarely take time to upgrades your computer skills? Feel more 'comfortable' with an old style flip phone (or worse yet, a big button cell phone)? Fail to check email on a regular basis or still conduct business via snail mail? Think the "information superhighway" or "world wide web" is a passing fad for the real estate industry? Chances are you are a technology laggard that is losing out on big profit potential due to fear or the inability to change. It's time to get with the program. Over 85% of homebuyers begin their search online; nearly the same number say they hire a realtor or list a property after reading their blog or other online communications for roughly six months! Clearly, online communication is an essential factor for buyers and sellers. Fortunately, it's simple to use social media to build your real estate business or short sale empire.
