Realtors: Tired of negotiating short sales, & making LESS commission?

 How does 6% for listing, and another 3% for finding the buyer sound? Our business has taken a turn recently... Gone are the days when you list a property, and in a matter of weeks, sometimes only "days", there were buyers lining up to look at the homes. Sure, certain properties in certain areas are converting well, but a high number of the properties sellers are approaching us to sell are needing a "short sale" before the property can realistically be listed. I don't have to tell you, that due to economic conditions, hundreds of thousands of sellers are "upside down", and are looking to the local professionals to get them out of an unfortunate situation... Many of my Realtor friends have found themselves backed into a corner... stuck in a "catch 22" situation, where they have sellers knocking at the door, but the seller cannot realistically get enough from the sale of their home to retire the mortage(s) on the property... not without a short-sale.
